The ideal candidate has must have 3+ years of prior APARTMENT MAINTENANCE experience, provides excellent customer service, works well with minimal supervision, is a team player, and is willing to work flexible hours to get the job done. Some prior plumbing, electrical, HVAC, carpentry, drywall, and painting experience is required. Knowledge of apartment building systems is a must, as well as extensive experience with unit turnovers.

The responsibilities of Maintenance Technician include, but are not limited to:
? Respond to tenant maintenance requests/work orders as directed by property manager
? Provide excellent customer service and commitment to quality for all residents
? Diagnose and perform minor and routine maintenance or repair, as directed, involving the following: Electrical and plumbing; A/C and heating systems; Appliances; Stairs, walls, patios and railings; Tile, carpet and flooring; Interior and exterior lights; Appliances; Doors, cabinets, windows and sliding glass doors; Ceiling leaks; etc.
? Restore all vacant move out units to "move in" ready condition when tenants vacate; clean, paint, maintenance repairs, etc...
? Monitor and maintain common area excellence/upkeep by quickly addressing necessary repairs and performing cleaning/janitorial services on a daily basis
? Keep grounds clean and free of litter; rake, sweep and shovel as circumstances warrant.
? Report all major repairs and need requisitions to property manager prior to any expenditure of funds
? Respond to building maintenance emergencies & remain on-call after hours
? Perform any additional duties as assigned by the property manager
? Maintain the building in "Brand New" condition at ALL TIMES
? Position is comprised of 50% janatorial work

JOB REQUIREMENTS:
? Must have 3+ years of janitorial and maintenance experience in apartment industry
? Must be available for 24 Hour On-Call Emergency
? Must have basic knowledge of apartment building systems
? Willing to work flexible hours, as needed to get the job done
? Work well as part of a team, as well as completing assignments independently
? Interact with managers, residents, guests and the public in a professional and pleasant manner, while providing excellent customer service
? Must have reliable form of transportation and a mobile phone
? Must be willing to submit to a criminal background check
